Purchasing Information

Nestled in the foothills of the North Georgia mountains is a clothing optional community like no where else.  Paradise Valley Resort & Club is located on 100+ wooded acres in Dawsonville Georgia.  Just 2 miles off Georgia 400 and minutes to several state parks and wooded conservation areas.   Formally known as Hidden Valley, Paradise Valley Resort & Club has been in business for over 32 years.  

Started in 1976 as a seasonal weekend nudist camp, Paradise Valley has grown into a premier clothing optional community.  Today Paradise Valley Resort & Club is a full service resort community with privately owned RV sites, condominiums, motel, daily, weekly and monthly RV sites, camp sites, platform tents, restaurant, clubhouse, 3 pools, 2 hot tubs and a full liquor license.  

We are now breaking ground for The Village at Paradise Valley, a 76 lot clothing optional vacation community.  Each lot will be approximately 1/4 to 1/3 of an acre, with  hiking trails surrounding the development and plenty of common area for members to enjoy nature as it was intended.

The new development is currently being reviewed by Dawson County and should be approved by late October 2009.  The bridge over Proctor Creek is complete and development should start on The Village in late December 2009.  Lot reservations are currently being accepted.  If you are interested in reserving a lot in the new development, please contact Jeff in the Paradise Valley office, at 706-265-6110.

In order to reserve a lot, prospective buyers are asked to sign a lot reservation agreement and place a refundable $3,000 deposit in trust with a local attorney.  Within 90 days, you will be asked to place another $3,000 with the attorney.  At any time during this reservation period, you may cancel your reservation and receive a full refund.

Once we receive the necessary permits from Dawson County and the State of Georgia, and the project is deemed to be financially feasible, we will record the approved site plan, survey each lot and begin the process of entering into purchase and sale agreements.  At this time, we will start with the first person who entered into a lot reservation, allowing them to choose the lot of their choice.  Lots will be offered at $62,900, $65,900 and $69,900, depending on the features of the lot. ( creek side, oversized, corner or elevation)

Once a lot is selected and a purchase agreement is signed, the $6,000 deposit becomes a deposit on a purchase or commonly referred to as " hard money" and is not refundable.  The Village will be developed in two phases.  The first phase of the development will be complete in late 2010.  Purchasers will be notified in a timely manner to arrange for closing on their lot.

Financing will be available.  A first mortgage will be offered for up to 70% of the purchase price and a 20% second mortgage will be available to qualified buyers.  Buyers who wish to qualify for financing will be expected to submit the necessary documentation for the approval process within the first 90 days, during the lot reservation period.  We have contracted with an outside firm to qualify prospective buyers who wish to finance with us.
